How it works: rent upfront is each person's own monthly rent times the months due upfront. Costs set to "by rent share" are split in proportion to monthly rent (evenly if no rent is entered); "evenly" costs are divided equally. The per-person fee is added to everyone.

How to split move-in costs fairly, step by step

1. List everything due before you get the keys

Check the listing and lease for what is due at signing: first month's rent, sometimes last month's, the security deposit, application or admin fees, and any broker fee. Add setup costs like internet installation and shared basics.

2. Agree each person's monthly rent first

If rooms differ in size, settle the rent split before anything else. The rent split calculator helps. Deposits and fees that scale with rent are usually split the same way.

3. Decide which costs are split evenly

Things everyone uses equally, like internet setup, cleaning supplies and kitchen basics, are usually split evenly. Per-person charges such as an application fee stay with each person.

4. Send one person the money before signing

Pick one roommate to pay the landlord, and have everyone send their figure to that person before the signing date so nobody is out of pocket.

5. Write down who paid the deposit

Record what each person put toward the deposit. When you move out, the refund is split from those numbers, so keeping them now avoids an argument later.

Questions

How much money do you need to move into an apartment with roommates?

Add up everything due at signing (first month's rent, any last month's rent, the security deposit, fees) plus setup costs such as internet and shared basics, then split it. The calculator above shows each person's total.

Should the security deposit be split by rent or evenly?

Deposits are often set as a multiple of rent, so splitting them by each person's rent share is common when rooms are priced differently. If everyone pays the same rent, both methods give the same result.

Who pays the broker or agency fee?

It depends on your lease and local rules. When roommates pay it, splitting it by rent share is a fair default because it is usually based on the rent.

What if one roommate can't pay their move-in costs upfront?

Another roommate can cover it and be paid back on an agreed schedule. Write the amount and dates down so it doesn't get forgotten after the move.

Does this calculator store my numbers?

No. Everything runs in your browser and nothing is sent or saved.
