Roommate bill agreement template

Write down how your household splits rent, utilities, internet, and the costs that change every month. Add each roommate, choose an equal split or a custom percent, and set the day you settle up. The agreement updates as you type.

Use it as a roommate expense agreement you can print or copy. It runs in the browser. IPaid does not store what you type, and you do not need an account. I built IPaid because the awkward part usually starts later: the rule was clear, and a share was still open.

Not legal advice. Read it with your roommates before anyone signs.

ROOMMATE BILL AGREEMENT

This agreement is between the roommates named below. It records how shared household bills are divided, when each share is paid, and what happens if a payment is late or someone moves out.

It is a written record of what this household agreed. It is not legal advice.

Address: [address]

Roommates

Fixed monthly bills

Rent: amount not set yet.
Split equally once the amount is filled in.

Utilities: amount not set yet.
Split equally once the amount is filled in.

Internet: amount not set yet.
Split equally once the amount is filled in.

Variable expenses
Groceries, household supplies, and other shared costs that are not a fixed bill above are split equally among the roommates living in the apartment that month. Something bought for one person only is paid by that person.

Settle-up
Everyone pays what they owe by the 1st of each month. The roommate who paid a bill tells the household the total and each person's share before that date.

Late payment
A share still unpaid 7 days after the settle-up date is late. The roommate who is late pays any fee the landlord or a provider charges because that share was late. Those fees are not split with the rest of the household.

Move-out
A roommate who moves out gives the others at least 30 days of written notice. They pay their share of the fixed bills through the end of that notice period. Their part of the security deposit is paid back after the landlord settles it, minus the cost of damage they caused.

Signatures
Signing means you agree to the amounts and the rules above.

Questions

What should a roommate bill agreement include?

Name everyone who shares the apartment, the address, and the monthly amount for rent, utilities, and internet. Say whether each bill is split equally or by a percent. Add the rule for variable costs such as groceries, the day of the month you settle, what happens when someone pays late, and what a roommate owes if they move out.

Is a roommate expense agreement legally binding?

A signed copy is a record of what you agreed to, and that record can help if there is a dispute. Whether a court will enforce it depends on where you live and on your lease. This template is not legal advice. If a security deposit or a large debt is on the line, have a local lawyer read it before you sign.

Is this template free, and do you store what I type?

Yes, it is free, and you do not need an IPaid account. The form runs in your browser. Names, the address, and the rules are not sent to IPaid and are not saved. Use Copy text or Print / Save as PDF, then keep the file with your household. Reloading the page clears the form.

Should rent and utilities be split equally?

Split equally when the rooms are similar and everyone uses the same services. Use a custom percent when the rooms are different sizes, one person does not use a service, or you already agreed that one roommate pays more. Write the percent next to each name so you are not reconstructing the math from memory later.

We have the agreement. How do we keep track during the month?

The agreement does not update when someone pays the electric bill. IPaid does. Log the bill you covered, keep each roommate's share, and copy a short note while it is still open. One flat is free.
